The largest transaction most people do in their life time is buying or selling a property. When choosing a Broker to work with, you are putting a couple hundred thousand dollars up to tens of millions in their hands…It never ceases to amaze me that expectations aren’t higher from Sellers. This photo was pulled off of the MLS of another Broker’s listing that failed to sell…It’s pretty clear why!
I am a listing agent, specialized in getting property sold to the best possible buyer for the highest possible price. I’ve listed (and sold) many properties that were previously listed by other Brokers who were unable to sell them.
No two properties are alike, in fact even homes sitting side by side can have nothing in common…so why would anyone list their home with a Broker who treats every listing the same? In order to get the results I do, much of my work is done before actually bringing the property to market. The property has to be analyzed, and then marketed specifically for the buyer we are looking for…Lots goes into that process, once it’s determined then we gear our staging, photography, video and print materials for that Buyer. We tell the story the house needs to tell to reach the Buyer we’re targeting.
95%+ of Buyers start their search online. Most people now direct their Buyer agent to show them property they’ve already chosen online…The absolute most important aspect of each listing is the photography. It should be professional and show the best side of the property in the Buyer’s mind…I work directly with the professional photographer to be sure the lighting AND the photos tell the story I need to it tell to create the desire of our buyer to make the offer we’re looking for.
