South Bay Real Estate Statistics February
It’s so important to know the local Real Estate market, to watch the trends and know the value of property. This allows me as an agent to price listings appropriately and to know what to offer when representing a buyer. Here is how things stacked up in February:
Palos Verdes Estates, listings are increasing with 35 active in Feb. 12 sold so there is about 3 months worth of inventory. Average sold price per SF was $696 climbing slowly but surely.
Rancho Palos Verdes: 79 active listings and 20 sold in February. 4 months of unsold inventory. Sold price per SF was $522.
Rolling Hills: 15 active properties, again we’re seeing a lot more listings here, and only 3 sold. 5 months of unsold inventory. Sold price per SF is $901. Average price per SF is climbing in Rolling Hills as well.
Rolling Hills Estates: 9 active properties and only 4 sold. Sold price per SF was $558, the lowest of all the Peninsula cities. Demand is high in RHE and prices should be going up, be sure to contact me so your property doesn’t sell for under value there.
North Redondo Beach saw 22 listings and 8 sold. Average price per sold SF is $512
South Redondo Beach saw 17 listings (a real shortage for buyers looking) and 5 sold. Average price sold per SF was $567
Hermosa Beach had only 13 listings and 5 sales in February. Average sold price was $813.
Manhattan Beach had 37 listings and 14 sold with an average SF sold price of the highest in the South Bay at $1,024. Average days on market was also the lowest at 31.
