Vacant lot on Weymouth and 6th San Pedro
I represented clients who purchased the home on the 500 block of Weymouth in San Pedro that is directly next to the vacant lot behind 7th Street Elementary School. The property had been on and off the market for a long time with buyers concerned about the open lot next door.
That lot has been open for as long as I can remember, full of brush and trees and a lot of open space. Kids would build jumps and ride bikes in there after school and weekends. Forts were built and it collected garbage. While visiting the property next door I witnessed kids attempting to start a camp fire in the middle of the lot, obviously this brought up the liability issues for whomever owns the lot and the properties adjacent to it, including the elementary school.
I researched the property and discovered it belonged to the Los Angeles Unified School District. I contacted Richard Vladovic’s office and made the request that the dead brush be removed from the property, the trash cleaned and that the lot be completely fenced in. Mr. Valdovic’s office understood the liability issues, and worked quickly to have all of the above requests met.
I am thrilled for my clients, but also for the surrounding property owners and the school that the lot is now secure, can be enjoyed by the property owners that surround it (increasing their property values) and that the LAUSD will not be taking on any unnecessary liability.
