When is the best time to list your house?
Several factors play into the speed in getting a great offer on your home at a great price…We’ve already discussed how important your agent is who is marketing your home..the other issue is always supply and demand. If you have a unique property, it’s not as big of an issue however in most cases supply of inventory will affect the sale or your property.
Let’s take Palos Verdes (90274) for instance…
Inventory is down in a month from 59 to 40 properties currently available (there are a few others available off market but we never take those into consideration in statistics..) and the median price is spiking up from $1.8M to $2M in just a month. Supply matters.
So how do you plan to hit to the market at the right time? Hire an agent who knows the market and knows when inventory typically dips in your area and who can time the photography, pre-marketing etc..to be done so that the property hits the market at the exact right time to take advantage of a dip in inventory and a rise in sales price.
