Some agents marketing involves holding a property open every weekend…and that’s about it. You’ll notice those properties tend to sit longer on the market and often sell for less…In today’s digital age..open houses are old fashioned, and can in fact be detrimental to the sale of your home.
Much of the traffic in open houses are neighbors and “lookie-loos,” who are seeking decorating inspiration for their home (with no intention to move,) or people with less than honest intentions checking out the property for valuables or prescription drugs in the medicine cabinets. True buyers that have real interest in your home, do not need nor want to view the property with a group of strangers.
Holding an open house is a passive way to attempt to sell a property, not a proactive method. Often the agent holds property open to meet possible buyers (not to sell them your house) and pick them up to represent to buy another property.
When listing your property, it’s important to choose the right listing agent who is knowledgeable about your market and understand what it takes to market your home correctly…Not one who wants to kick you out of your house for 3-4 hours every Sunday.
